Prefabricated homes, often referred to as prefab homes or simply prefabs, are specialist dwelling types of prefabricated building, which are manufactured off-site in advance, usually in standard sections that can be easily shipped and assembled. Some current prefab home designs include architectural details inspired by postmodernism or futurist architecture.
1.Cost Savings
Prefabricated homes can be constructed for 50% less than similar-sized site-built homes. These homes are constructed in a more efficient way because they are built in a centralized, controlled indoor environment. They are not subject to weather delays and cost overruns dictated by having to build in the rain, snow, or wind. Conversely, site-built homes are more subject to subcontractor delays, weather damage to building products, theft of materials, vandalism, and delivery problems. This savings on labor can be significant, particularly in an urban environment where labor is both expensive and scarce. Factories purchase in bulk and generally receive deep discounts on building materials, which are passed on to the buyer. Manufactured home producers indicate they can save up to 30 percent of cost on standard building materials through high-volume purchasing. Modular home producers enjoy similar benefits but not to the same extent, as their inventory usage is often lower.
2. Less Waste
The costs of construction waste disposal are also greatly eliminated. With prefabricated homes, most of the waste is disposed of in the plant or recycled. City disposal rates can be particularly steep. Factory-built housing also reduces waste both in the time and costs to replace defective materials such as warped studs, damaged boards, etc. The reason why is that most material suppliers send their choice materials to manufactured and modular home producers, due to the fact that they are volume customers. Moreover, as lumber and other building components are stored in covered warehouses and installed in climate-controlled buildings, ruination of building materials due to weather (dampness, freezing, etc.) is virtually eliminated.
3. Less Time to Build
Production cycles for prefabricated homes are shorter. A site-built home usually takes more than three months from start to finish. Site work, production, and set-up of a modular or manufactured home can take a month or less. Of course, this depends on the complexity of the multi-section units. Shorter production cycles can mean savings on construction loan interest, plus it gets the buyer into their new home faster.
4. Quality Control
Quality control of prefabricated homes is superior because they are produced in a climate-controlled setting by professionals who build houses on a daily basis. These employees are specialists; they repeat the same tasks daily, are subject to supervision by skilled tradespersons, and have continuing training. The machinery, tools, and technology used in the factory are state-of-the-art. This speeds construction and results in greater precision. Templates, computers, and lasers are employed to ensure nearly perfect cuts and joints.
Application of Prefabricated Houses

Commercial Spaces and Industries
Modular construction is perfect for erecting commercial and industrial structures as the entire process hardly impacts your business functions. If you already have a building and wish to make an addition to it or plan to build a storage space for your business, it can be done without vacating the existing structure. You don't actually need the land or building for the construction project as all the components or modules are factory-made. It's only when the modules have to be installed together that you need to vacate the space. With so many benefits, the modular technique is perfect for building offices, commercial buildings, industries, warehouses, storage spaces, and even related facilities like a garage or car wash.
Medical Facilities
Modular construction is apt for building healthcare facilities such as hospitals, clinics, chemist stores, pathological laboratories, etc. Safety is a major concern when constructing a healthcare facility. Accidents and hazards can be expensive as they involve loss of time and cause delays, damage tools, add to clean-up costs, administrative costs, insurance, and even fines. By opting for modular construction, it is easy to reduce the chances of accidents and hazards. When modules of healthcare facilities are prefabricated in factory settings, away from the actual construction site, there's hardly any impact caused to the property. In case the medical facility such as a clinic or hospital requires a periodic upgrade to new equipment, wings, wards, floor, and medical technology advances, it is easy with modular construction.
Educational Institutions
Building complex educational institutions on vast campuses can be hectic and time-consuming. But with modular construction, you can expect the project to get completed quickly and safely. Also, school construction is a tricky process as you need to choose safe and eco-friendly materials that won't harm children in any way. Modular construction generally utilizes environment-friendly materials such as structural steel and lumber for flooring, roofing, walls, paints, fixtures, and other elements. In simpler words, modular construction is an ideal projects for building schools, colleges, libraries, science laboratories, and other educational institutions.
Residential Properties
Mobile and modular homes are becoming cheaper as this technique is an affordable housing solution. The entire process of fabricating a home's components in controlled settings away from natural calamities and external factors and then assembling them on site is cheaper than the traditional method of construction. Moreover, the use of environment-friendly and even recycled materials make this method an affordable one. Customizable rooms and partitions in those rooms required for any house are easily achievable with this construction technique.
Materials of Prefabricated Houses
Concrete
Concrete is one of the most durable building materials in the industry. This material allows the prefabricated house to be placed more firmly on the ground. It also completely prevents damage caused by natural disasters. Unlike steel and wooden houses, reinforced concrete houses are known for their strong stance against hurricane-type climatic conditions.
Wood
In theory, a wooden house is 100 percent recyclable. In practice, wooden prefabricated building materials may cause the cost to increase. However, the carbon footprint effect of such products is extremely low; they are completely environmentally friendly materials. Wooden prefabricated houses are the first choice of every individual who cares about sustainability in nature.
Laminated Timber
Laminated timber is generally used in the construction of large walls. All parts can be joined together with the help of laminated timber. The purpose-built building has the same functions as a prefabricated wooden building. However, laminated timber is available at an even higher cost than timber frames.
Steel
Manufacturers can create each of the steel container structures in a factory environment. This phase also includes interior furnishing. For this reason, an extra workforce is not required in addition to the assembly teams. This actually reduces the possibility of all the elements that can be considered defects in the prefabricated house structure.
Light Steel
Light gauge steel construction is the most traditional among prefabricated house materials. Light steel frame types are as functional as timber frames. With all its advantages, such as saving on materials, light gauge steel has gained the reputation of being one of the most popular building materials of all time.
Finalizing the Drawings, Preparing Production Drawings
When all the details are known and suitable for our customers, we start making production drawings that are required to calculate the required strength and support for the supporting walls as well as other constructions. This phase normally takes 3-4 weeks. These drawings show how each element will be constructed and connected and what materials will be used. 3D modelling software is used for developing each house's structural drawings.
Production Process
Just as the production drawings are finished, the production of the house starts. The elements of the house are produced using calculations from the computer that are calculated with 1 mm precision – resulting in a high-quality and very accurate structure. The production process time depends on the size of the project. Normally the standard 150sqm house takes 3-4 weeks to be produced. The elements of the finished house are transported to our warehouse where later they are transported to the building site using standard trucks. Every week we update our clients with photos from production to see how the house is being built and what materials are used in the construction.
Gathering Information from the Customer
During this phase, the needs of the customer are identified. The client is consulted on how to achieve the best result using the best combination of materials and construction. We offer also other woodworking services for our customers if they need fences, carports, ells, etc.
Assembling
The houses are usually mounted straight from the trucks or containers by means of a crane that is most often needed for the first 5 days or a week, if the house is bigger. Average size building fits into two – three trucks. For the assembly of a house, modern sealing materials, galvanized fasteners and anchors (for anchoring to the foundation) are used. Our houses can be mounted and assembled by other subcontractors – construction companies or even homeowners themselves.
Finalizing the Project
The project is considered as finalized only after strict inspection from both the customer and our quality specialist. The guarantee is provided to all our products without any special conditions.
Process of Prefabricated Construction
Design and Planning
The first step in prefabricated home construction is the design and planning phase. This involves working with architects and designers to create a custom design that meets the client's requirements. The design is then translated into detailed plans and specifications, taking into account the structural integrity, aesthetics, and functionality of the home.
Component Fabrication
Once the design is finalized, the construction process moves to the fabrication stage. In a controlled factory environment, various components of the prefabricated house are manufactured. These components may include walls, floors, roofs, doors, windows, and even electrical and plumbing systems. Each component is precisely crafted to ensure a high level of quality and consistency.
Transportation to the Site
After the components are fabricated, they are carefully packaged and transported to the final construction site. This transportation process can involve trucks, ships, or even trains, depending on the location of the site. The use of standardized components ensures easy transportation and minimizes the risk of damage during transit.
Site Preparation
Before the assembly of the prefabricated house can begin, the construction site needs to be prepared. This includes clearing the area, leveling the ground, and making necessary utilities connections such as water, electricity, and sewage. Proper site preparation is crucial to ensure a stable foundation for the prefabricated home.
Assembly and Installation
With the site prepared, the prefabricated components are then assembled and installed. This process typically involves cranes or other heavy machinery to lift and position the modules into place. Skilled workers carefully connect the components, ensuring structural integrity and weatherproofing. The installation of electrical, plumbing, and HVAC systems is also carried out during this stage.
Finishing Touches
Once the major components are in place, the finishing touches are added to the prefabricated home. This includes interior and exterior finishes, such as painting, flooring, tiling, and landscaping. The goal is to create a seamless transition between the prefabricated sections and any additional customizations desired by the homeowner.
